5 Signs It is Time to Replace Your Roof

You know when it is time to get a new car because the signs are generally quite obvious. One such sign would be your car continually breaks down and needs constant repairing. It is also easy to tell when you need new furniture, which is essentially when you can no longer stand how torn, stained or scratched it is. However, do you know when it is time to replace your roof? When it comes to roof replacement, the point at which you need to replace your roof is not always so obvious. In fact, it rarely is (unless it collapses or is severely damaged by a storm). And, while some people might think that simply repairing their roof by replacing a few shingles will do the trick, in most cases, that only solves the problem in the short term. So, how do you know when it is time for a new roof? Here are 5 signs you need to seriously consider replacing your roof.

1. The Age of Your Roof

Perhaps one of the most obvious signs your roof needs replacing is its age. While it might still look quite sturdy and in good shape, if it has been standing for more than 30 years, it is probably time to get it replaced. In general, a shingle roof has a life expectancy of around 20-30 years. Of course, other factors come into the equation like if it was repaired recently or if it was properly installed in the first place. If you are unsure of how old your roof is or if it needs replacing, it is a good idea to call on a professional home improvement contractor for an evaluation.

2. Your Roof is Missing Shingles

When you start to notice your roof consistently losing shingles, this is generally a sign it is time to replace your roof. While yes, you can continue to replace and repair the missing shingles, this is only going to cause more of a hassle and more of a financial outlay in the long run.

3. Your Shingles Are Cracked or Curling

While we are on the topic of shingles, if you notice your roof’s shingles are cracked or curling, this is a surefire sign your shingles have hit the end of their life expectancy. At this point, you do not really have an option other than to fully replace your roof. If your shingles are cracked, curling or buckling, they are essentially too brittle and weak to do their job properly, so do not be surprised if they blow right off with the next strong gust of wind.

4. You Notice Mold on Your Roof

Nobody wants a moldy roof, so if you have recently noticed dark, streaky lines or patches of green on your roof, you may want to consider replacing the roof. These streaks and patches you are noticing are a result of mold, fungus, algae or moss, which can compromise the structure and foundation of your roof.

5. There are Holes in Your Roof

Noticing holes in your roof is probably the most obvious sign it is time to replace your roof. Furthermore, you can also look at the interior of your house for signs. For example, if you look in your attic, do you notice any patches of moisture leaking through? Or can you see sunlight peeping through the roof? If so, it is time to call a professional home improvement contractor and get your roof replaced.

There are plenty of signs that indicate it is time to replace your roof, you just need to know what to look out for because it is not always so obvious. While roofs generally have quite a long life-span, there are many factors that go into how long a roof will last, so it is important to regularly check whether or not your roof is in tip-top shape. If you are unsure, just ask a home improvement contractor to come and check your roof out. They know the signs, like the back of their hands, and will be able to tell you whether it is time for a new roof, or if a simple repair will do the trick.
