Roofing FAQ: How Much Should I Spend On Replacing My Roof?

The roof is one of the most important elements of an energy-efficient, structurally sound, and beautiful looking home. As such, when it comes time to replace your roof, there are plenty of factors you need to consider to make the best choice for you. 

The truth is replacement roofs are not inherently cheap (unless you get a contractor who will do a hatchet job that will cost you much more in the long run). However, a quality roof installed by a quality professional home improvement contractor will likely last you for as long as you live in your home, and not to mention offer you plenty of energy savings. 

In this article, we will be discussing how much you should be spending on a replacement roof and highlighting several cost breakdowns so you can get a better idea of which material and style of roof will suit your needs best.

What is the Average Roof Replacement Cost?

According to Angi, the typical cost to replace a roof ranges from $8,700 to $22,000. The average national cost for installing a new roof is $14,360, with 40% for materials and 60% for labor. There are a variety of factors that influence the cost of a replacement roof, however, including the material used and the size of the roof by square foot. Prices also vary from state to state. 

What Other Factors Affect the Cost of a New Roof?

Beyond roof size and the material type, there are quite a few different factors that will affect the price of a new roof. Let us take a look:  

Material Costs

Asphalt roofs are certainly the most cost-effective, costing anywhere between $8,700  – $22,000. Next is tile ($24,000 – $35,000), followed by wood shake ($20,000 – $40,000) and then metal ($20,000 – $50,000) and stone or slate coming in as the most premium roof material at $32,000 – $50,000. 

Pitch or Slope

The pitch or slope of your roof will greatly affect the price. The deeper the slope, the more complicated the job is to get done, and you will most likely end up paying more for the complexities of the installation. If your new roof needs special equipment to install it, you are generally looking at $1,000 to $3,000 extra in labour costs, according to Angi. 

Replacing An Existing Roof Vs New Construction

The price will also vary depending on if you are replacing an existing roof or if it is a new home construction. Although since you are reading this article, it is more likely you are replacing an existing roof. As such, the more layers in the underlayment and the heavier the previous roof material will all add to labor time, which means more money. It is also worth considering how easy it is to get to the existing roof. For example, if you live in a multi-story home on a slope, this will make access more complicated, which will ultimately add to the overall cost.

Roof Warranty

Roof warranty is another factor to consider. The contractor you choose should offer you a warranty to cover labor and their work. They may also offer the option of an extended warranty to cover materials too. Meanwhile, you will also need to consider manufacturer warranties.  

Labor

Labor equates for 60% of a replacement roof installation. It is a seriously labor intensive job, and the costs of course will vary from contractor to contractor. You should shop around to find the best deal before committing, but also be wary of low-ball bids. If the quote is too low, it is likely too good to be true and you will pay the consequences in the long-run.

How Much Does a Roof Replacement Cost in Maryland and Virginia?

With all of the above in mind, how much should you expect to pay for a roof replacement in Maryland or Virginia? As we have seen, prices fluctuate wildly, but you can expect to pay anywhere from the lowest figure of $5,000 to $30,000 and beyond.
